Old Town's housing adds a second issue. Many of these are older, smaller beach cottages built before modern flashing practice, and the rain that matters here arrives horizontally off the water. Wind-driven rain gets under shingle courses and around wall and window junctions in ways that ordinary vertical rainfall never does. Proper starter courses, sealed eaves and generous flashing laps are what make the difference.
