Downey has more architectural variety than anywhere else in our service area apart from Long Beach, and that variety is the whole story for roofing. Three distinct eras sit side by side, and they need three different answers.
The older core around Downtown Downey carries 1920s and 1930s Spanish Colonial Revival with clay barrel tile. Those roofs generate a steady stream of calls, and the tile is almost never the problem. Clay tile can run 50 to 75 years. The felt underlayment beneath it fails at 25 to 30. The correct job is a lift and relay, where the tile comes off by hand onto stacks, new underlayment goes down, cracked pieces are swapped from salvage, and the original tile goes back on. It costs a fraction of a full tile replacement.
The bulk of the city is 1950s postwar tract, built on much the same pattern as Lakewood and carrying the same issues: composition shingle, low-pitch gables, two layers already in place, and attics vented through gables alone. Those roofs get the same treatment we apply across Lakewood, including cutting in ridge and soffit ventilation during re-roof.
Then there is the mid-century modern stock that grew alongside the aerospace industry here. Low-slope and near-flat roofs, wide overhangs, exposed beams. These need single-ply or modified bitumen membrane, not shingle, and the detailing at overhangs and parapets decides whether the roof works. Composition shingle laid on a low-slope mid-century roof is one of the more expensive mistakes we get called out to fix in this city.
